Wiltshire Neighborhood features 52 home lots. The first phase of sales includes 37 lots offered by Fischer Homes. The neighborhood is located on the south side of Wilson Road near the 17th golf hole, tucked just behind the NorthStar Golf course. Prices start in the $420s.
Goldwell Neighborhood features 121 low-maintenance patio homes offered by Fischer Homes. The first phase of sales will focus on 50 homesites and will include several ranch-style designs and open-concept floorplans. Home prices start in the $280s.
Kenley Neighborhood is located on the south side of Wilson Road and features P&D Builders and Virginia Homes. Kenley Neighborhood consists of 43 lots. Homes range in price from $500k to up to $800k.
*SOLD THROUGH – Bluestem Neighborhood is located on the south side of Wilson Road and features Fischer Homes, Rockford Homes and Schottenstein Homes. Bluestem Neighborhood consists of 114 lots. Homes range in price from $400k to $600k.

Northstar Community Authority | Community Development Charge
Purpose: For the funding, ownership and maintenance of certain infrastructure improvements (such as roads, streets, sanitary sewers and waterlines) and certain amenities (such as parks and open spaces).
Fee: Rate of 9.0 mills – $315 per $100,000 of property value (billed semi-annually in January and June)
A – Property Value: $500,000
B – Assessed Value: $500,000*.35 = $175,000
C – Annual Millage Charge: $175,000*.0090 = $1,575.00
D – Semi-Annual Millage Charge: $1,575/2 = $787.50
Northstar Master Property Owners Association | Homeowners Association
Purpose: To cover Common Expenses as defined in the Master Deed Declaration.
Fee: $275/year (billed annually in March) for 2021 in Bluestem Neighborhood, Kenley Neighborhood, Goldwell Neighborhood, and Wiltshire Neighborhood. The below neighborhood will have an additional assessment as the result of the services provided to the homes located within the subdivision:

Design Review Board

Which Schools will my child attend?
Children that currently live in Northstar Community will attend General Rosecrans Elementary School, Big Walnut Middle School or Big Walnut High School. Big Walnut School District provides a challenging and dynamic learning environment that fosters excellence, opportunity and innovation in meeting the educational needs of its students and community. Big Walnut students consistently exceed state averages for the current Ohio testing model.
With four elementary schools, an intermediate school, a middle school, high school, and partnership with the Delaware Area Career Center, the district serves over 3,600 students and employs more than 400 staff.

Northstar Community has an elementary school site located in the Big Walnut school District. Plans are to be determined.
NorthStar Golf Club features 350 acres of woodlands, 21 sparkling ponds, three rambling creeks and one of the longest courses in Ohio. Designed by former Ohio State and PGA golfer John Cook, this par-72 course is 7,531 yards—second only to Muirfield—features five sets of tees and 40 sand bunkers. While it is one of the newest courses in Central Ohio, it has quickly become a favorite among PGA champions and weekend golfers alike. Club members also have access to clubhouse and banquet facilities, pool and tennis court.
